Covenants, Conditions & Restrictions
The Central Park Homeowners Association is governed by the following: Bylaws document, Covenants, Conditions and Restrictions document.
A homeowner's association is an incorporated, non-profit organization that operates under recorded legal documents (covenants, conditions & restrictions). The main purpose is to provide a method of ensuring adherence to the covenants & restrictions, and to maintain the quality, character and value of the subdivision. All homeowners must abide by the covenants, conditions and restrictions. By purchasing a home within this association you are agreeing to abide by the Rules, Conditions and Restrictions for this property. If violations occur, the association has the obligation to take action to bring the property into compliance. Please review the legal documents below.

Architectural Violations Include:

- Paint colors that do not comply with original Pulte neutral color schemes (Check with Association board to verify your choice of paint color PRIOR to painting your exterior. Bold, bright, vibrant colors are NOT neutral and will have to be changed.)
- Grass over 6 inches in height and or in poor condition (dead, bare, weeds)
- Excessive or overgrown weeds
- Flower beds that need weeding and/or mulch
- Dead bushes/Dead Trees
- Boulevard trees with branches lower than 7 feet (Twp Ordinance also)
- Boulevard trees with excessive weeds around the base.
- Overgrown bushes
- Improper storage of trash cans, yard bags, landscape supplies, etc.
- Broken windows
- Holiday decorations on display out of season
- Peeling Paint on exterior trim
- Siding, shutters, roofing that is missing
- Other items that visibly detract from the appearance of the subdivision
New Canton Twp. PERMIT information- IMPORTANT
NEW: residential permits obtain from Twp. regardless of H.O.A. approval letters. HOWEVER, it behooves residents to check with our H.O.A. first as the H.O.A. can still override work done that does not fit in with our Rules/Bi-Laws established for our subdivision. Any rule violations will have to be fixed at homeowners expense. Read attached file (Letter).
